Who we are

Most firms hand you a drawing and a phone number.

We hold the drawing, the pipe wrench and the brush. Vector Property Development Ltd is a single contractor covering design, first and second fix, decoration and hand-made ornament — no gap between what was drawn and what gets built, and nobody to blame but us.

It also means we can do things a fit-out firm normally sub-contracts away: a painted mural across a stairwell wall, a sculpted figure in a reception, a full 3D design and walkthrough before the strip-out begins.

The part nobody sub-contracts well

A wall is a surface. Sometimes it should be a subject.

Mural work and character sculpture are the reason clients come back to us. They're also the reason we keep them in-house: a painted wall has to survive the same schedule, dust and second-fix chaos as everything else on site, and it only works if the person painting it was in the room when the lighting was set.

The things people ask before booking.

Is the survey and quote really free?

Yes. We visit, measure and give you an itemised written quote at no cost and with no obligation. We'd rather price accurately than win work on a guess and argue about it later.

How long does a kitchen or bathroom take?

A straight bathroom replacement is usually two to three weeks. A kitchen is three to five. Anything involving moving walls, re-piping or structural work adds time, and we'll give you a stage-by-stage programme with the quote rather than a vague range.

Do I have to take the 3D design as well?

No, but it's included on fit-out projects rather than charged extra, and it's the cheapest way to avoid an expensive change of mind. You can also buy the design and walkthrough on its own if you want to build with someone else.

Are you insured, and what about guarantees?

We carry public liability insurance and can send the certificate before we start. Workmanship is guaranteed, and manufacturer warranties on units, appliances and sanitaryware are passed to you with the handover pack.

How do payments work?

A deposit to secure the slot and order materials, then staged payments tied to completed milestones, with the final balance due after the snag list is signed off. No large up-front payment for labour not yet done.

Can you do just the mural or sculpture?

Yes. Both are offered as standalone commissions in spaces we haven't built, for homes, receptions, restaurants and gardens. Send a photo of the wall or the spot and rough dimensions to start.

Will you work with my architect or designer?

Happily. We build to other people's drawings regularly, and we'll flag anything in a spec that we think will cause problems on site before it becomes your problem.
