Who we are
We hold the drawing, the pipe wrench and the brush. Vector Property Development Ltd is a single contractor covering design, first and second fix, decoration and hand-made ornament — no gap between what was drawn and what gets built, and nobody to blame but us.
It also means we can do things a fit-out firm normally sub-contracts away: a painted mural across a stairwell wall, a sculpted figure in a reception, a full 3D design and walkthrough before the strip-out begins.
What we do
All under one contract
Drawn
Space planning, finishes, joinery and lighting design — specified to a level a trade can actually build from.
Concept → spec
Photoreal images of the finished room. Compare three tile choices before you commit to one.
Stills · options
A navigable model of the space at full scale, delivered as video or a link you can share.
Video · 3D
Built
Full replacement or reconfiguration — units, worktops, appliances, extraction, and the wall you want moved.
Full fit-out
Wet rooms, en-suites and family bathrooms. Tanking, tiling, underfloor heating, done watertight.
Full fit-out
First and second fix, re-pipes, pressure problems and the leak nobody else could find.
1st & 2nd fix
Preparation is most of the job. Filled, sanded, sealed, then finished in the sheen the room needs.
Prep · finish
Wallcoverings, panelling, cornice, colour schemes and the styling pass that finishes a room off.
Finishing
Why Vector
01
Design, trades and finishing are all us. No sub-contractor blaming another for the delay.
02
A 3D design and walkthrough of your actual room is included on every fit-out, not sold as an extra.
03
Itemised by trade and stage. Variations agreed in writing before anyone lifts a tool.
04
Dust sheets, protected floors, daily clear-down, neighbours kept informed on shared access.
05
Hand-painted murals and cast sculpture, made in-house by the same people finishing the room.
06
A written snag list, walked with you, closed out before final invoice. Workmanship guaranteed.
How a job runs
Free survey first
01
We measure the real space, not the estate agent's plan. Free, no obligation.
02
Layout options drawn up. Cheap to change at this stage.
03
Materials, light and colour applied. You sign off the look.
04
See it at full scale. Last chance to move a wall.
05
Strip-out, first fix, second fix. One team, one schedule.
06
Decoration, murals and sculpture last. Then the snag walk.
The part nobody sub-contracts well
Mural work and character sculpture are the reason clients come back to us. They're also the reason we keep them in-house: a painted wall has to survive the same schedule, dust and second-fix chaos as everything else on site, and it only works if the person painting it was in the room when the lighting was set.
Tell us the wall and we'll draw you something for it.

Where we work
Most of our work is within the M25. If you're further out, ask anyway — we take larger whole-property projects nationally.
Questions
Yes. We visit, measure and give you an itemised written quote at no cost and with no obligation. We'd rather price accurately than win work on a guess and argue about it later.
A straight bathroom replacement is usually two to three weeks. A kitchen is three to five. Anything involving moving walls, re-piping or structural work adds time, and we'll give you a stage-by-stage programme with the quote rather than a vague range.
No, but it's included on fit-out projects rather than charged extra, and it's the cheapest way to avoid an expensive change of mind. You can also buy the design and walkthrough on its own if you want to build with someone else.
We carry public liability insurance and can send the certificate before we start. Workmanship is guaranteed, and manufacturer warranties on units, appliances and sanitaryware are passed to you with the handover pack.
A deposit to secure the slot and order materials, then staged payments tied to completed milestones, with the final balance due after the snag list is signed off. No large up-front payment for labour not yet done.
Yes. Both are offered as standalone commissions in spaces we haven't built, for homes, receptions, restaurants and gardens. Send a photo of the wall or the spot and rough dimensions to start.
Happily. We build to other people's drawings regularly, and we'll flag anything in a spec that we think will cause problems on site before it becomes your problem.
